The complete integration of the architectural and interior design professionals in one setting allows KMA to provide clients with a more comprehensive planning and aesthetic solutions to their projects.

KMA uses consultants for the other main services required for building documentation and design. These main areas are: Civil, Structural, Mechanical, Electrical, Plumbing and Fire Protection Engineering. KMA has long and established relationships with several consulting engineers resulting in very successful projects that can be delivered with the highest quality in the shortest possible time. At KMA, we believe that our architecture must be sustainable. We work to ensure our projects have increased efficiency in the use of energy and resources, while reducing the buildings’ impact on the environment. We achieve this through the use of better practices and products while maintaining affordable pricing.

Buildings need to be healthy and productive for those utilizing them as well as cost effective to both operate and maintain through the use of efficient water design, eco-friendly materials and renewable resources. We believe by accurately defining the current and future needs of our clients, assisting with site selection, building orientation and smart spatial design, we contribute to reducing the negative impact of our buildings on the environment.

This commitment is evidenced by the various green certifications our projects have received, including various levels of LEED Certification, Green Communities and so on. We have LEED Certified professionals on staff and most of our consultants do as well. Additionally, we are members of the Bucks County Sustainable Building Alliance and Delaware Valley Green Building Council; groups dedicated to sustainable principles in our region.

Advanced Technology

We utilize the entire Architects, Engineers, and Contractors (AEC) Collection provided by Autodesk. The AEC Collection provides designers, engineers, and contractors with a set of BIM and CAD tools supported by a cloud-based common data environment that facilitates project delivery from early-stage design through to construction. This robust platform and its multiple programs allow us to Accelerate design processes and improve quality with integrated workflows for document management, conceptual design, modeling, coordination, and documentation.

At the core of this program is Revit; a Building Imaging Modeling program, giving us the best tool for creating new designs. We model designs with precision to optimize performance and collaborate more effectively. We produce compelling visualizations that help communicate and evaluate design ideas more effectively. Our sophisticated 3D visualization tools extend the BIM workflow with “push-button” cinematic-quality rendering and 3D animation.

We create more energy-efficient designs with the Building Element Energy Analysis tool. We can demonstrate design intent more effectively. We essentially construct detailed virtual models of the buildings in the computer before they get built for real, allowing us to touch and feel all its components. This allows us to explore systems, materials, lighting and much more in a way not previously possible.


Technology & Communication

Microsoft Platform

We use Autodesk and Office 365/Microsoft Teams platform for all internal and external project management and communication. Through these programs we can project databases for each project that serve as the central communication and document repository for the project as mentioned later.

KMA will create a cloud-based project database as a central, always accessible location for drawings, minutes, schedules, budgets, etc., This is an especially vital tool for the construction phase.

KMA creates an extension project directory featuring all pertinent players and their roles. This will be updated as needed to ensure a consistent flow of information.

KMA holds regular meetings with the project team to address project progression throughout construction.

We strive to simplify communication, thus our Project Manager will take the clear lead on the project and become the Single Point Contact for all issues. They will direct our team and stay on the project for the duration; whether it’s a schematic layout or a construction question, you will be able to contact the same person throughout the life of the project.

KMA maintains an in-house cost database for all projects. This allows us to provide accurate ranges to clients for early budget development.

KMA has several partnerships with construction managers and general contractors. Those relationships enable KMA to experience expanded knowledge and expertise, further guiding discussion on cost, constructability, phasing, etc.

Initial project budget determined through square foot analysis establishes early view of budget and needs.

Refined project budget is based on the initial layout of the program and initial volume and aesthetic concepts. This enables clients to compare their vision to their budget and, with KMA, assess and fully evaluate the plan according to the budget.

A fully refined and well researched project budget shows the costs of systems’ mechanical, electrical, etc., and allows for value enhancement.

Final project budget becomes the detailed contract sum.

BUDGET SENSITIVE

We will take each step in the process as an opportunity to gauge cost, this ensures an accurate final product and also helps manage expectations at all stages and prevents over-commitment to an idea. Most importantly, it prevents wasted time and wasted effort at all project stages.

KMA has recently embarked on creating overall project guides for each phase of a project. These function as a sort of “Cliff Notes.” They are easy to understand, helpful guides geared to clients’ full comprehension of the process. They summarize key roles, responsibilities and expectations for each phase and team member. 

We realize that architectural and construction processes are not always areas of expertise for our clients. We developed easy to understand guides covering some basics and providing information on the flow of different stages of design, along with terminology. This enables clients to have a tool for referral as we move through the many different phases of the design process.

Code Assessment & Support

At the start of the design process, we complete a detailed assessment of applicable code requirements: both zoning and building. We compile those requirements into a large central excel file that details each code section and how it applies to our project. That document will continually be added to and refined. It becomes integral to the design. Additionally, it becomes the detailed code summary, life safety sheets, and the fire assembly information that gets submitted to the municipality and/or other regulatory agencies for review and approval. 


Assessment 

It is incredibly helpful to communicate, during the earliest design stages, with municipal staff. Their investment in a project is extraordinarily helpful in determining process, durations, potential issues, as well as working through any inspection related issues that could come up later in the process.

Communication

Starting the land development process quickly and lining up the right team to work with the township, county and other consultants associated with this work is important. Regular meetings will be essential to ensuring this is completed. The team at KMA is adept at dealing with complicated land development projects across many municipalities.

Land Development

One of the largest and most challenging aspect of the design process is navigating the various approval processes necessary to get a project constructed. At KMA, we work hard to identify all of the complex aspects of needed approvals early on.

The facility has been completely redefined by the large-scale renovations. The lobby and café have been re-energized with an upgraded look, more convenient connections, and a new outdoor space.

The porte cochère welcomes residents and visitors while tying in architectural features from other parts of the facility, creating a uniform façade. That welcoming feeling continues with a 360-degree fireplace in the lobby, as well as large sunlit windows and an exposed wood structure in the pool area.

We will schedule an initial meeting to signify the project kick-off. The goal of this meeting is to create an overall project framework that includes specific points and processes related to team member roles, schedule establishment & tracking, communication process, meeting schedule, etc., This meeting can also start the information gathering process, including understanding your goals and objectives and any other dialogue related to the project.

This phase includes all of the necessary work to start the project. It involves gathering all of the vital background information needed to begin the project’s concept development. The phase features the creation of the design and aesthetic. The process involves several meetings through which the design will be narrowed to the appropriate solution. Once the overall vision and concepts have been realized and refined, the project will move into this phase. In this phase, systems and elements required to achieve the approved vision are elaborated upon. Specifically, we will work with our engineering teams to outline and define the best Structural, Mechanical, Plumbing, Electrical and Sprinkler systems to achieve the goals of the project. Interior finishes will be elaborated. Any initial review of the concepts with Local Code officials should occur. This phase provides the first round of detailed plan and system information for use by the team for updated costs and constructability review. Some key items included in this phase are as follows:

The Construction Documentation phase sets forth in full detail, the requirements for construction of the project based on the progression of the previous phases. Floor plans, enlarged plans, wall sections, ceiling plans, power/communication plans, finish plans, elevations, details and written specifications are added or refined to further establish the quality levels of materials and systems required for the project. Mechanical, electrical, plumbing, fire protection and other building systems are carefully integrated into the architectural envelope. The final construction documents will be used by the Contractors in acquisition of pricing and construction permitting. All key alternates and unit prices, will be defined.
